Commercial Shop to Two High-Quality Residential Flats
Project Overview
Build Joy Ltd was appointed to convert a 60 sqm ground floor commercial tool hire shop into two self-contained one-bedroom flats, following planning approval secured by the investor.
The property presented a technically challenging environment: an existing basement housing incoming services, and fully occupied residential units on the first and second floors above. All works had to be carried out with minimal disturbance to residents while maintaining service continuity and meeting strict building regulation standards.

This project required a carefully engineered approach combining structural coordination, acoustic performance, smart spatial planning, and high-quality finishes.
Structural & Service Constraints
All incoming utilities were routed through the basement, requiring careful protection and reconfiguration during the conversion. Construction sequencing was managed to ensure uninterrupted services and zero disruption to upper-floor occupants.
Acoustic Engineering & Sound Compliance
Specialist sound insulation systems were installed to prevent sound transmission between the new flats and the habitable floors above. Enhanced ceiling and wall build-ups were implemented, followed by sound testing to ensure full compliance with building regulations.
Design & Layout Transformation
The former commercial space was reconfigured into:
- A front-facing one-bedroom flat with independent entrance
- A slightly larger rear one-bedroom flat with private access
Both units feature open-plan living areas with integrated kitchens. The rear unit benefits from bifold doors opening onto a beautifully created small garden/balcony space, enhancing natural light and livability.
Electrical & Heating Installation
Each flat was fitted with independent electric heating systems and separate consumer units, ensuring operational independence and energy efficiency.
Bespoke Kitchens
Due to spatial constraints, both kitchens were custom-designed and built to maximize storage and usability. The finish is modern, clean, and rental-ready, with integrated appliances and efficient layouts.
Bathroom Installations
Contemporary bathrooms were installed in both units, featuring modern tiling, quality sanitaryware, and walk-in shower arrangements, delivering a premium yet practical finish.
